Work complete on 63,657 sq ft industrial space at Stonebridge Business Park

Construction of the Stonebridge Business Park scheme in Liverpool reached a new milestone this week, with developer St. Modwen completing the development of speculative units on site.

The latest phase at Stonebridge has created 63,657 sq ft of speculative industrial space across four buildings, each with its own self-contained yard.

The units, built by regeneration firm Caddick Construction, range from 5,117 sq ft to 32,252 sq ft and are forecast to add a total investment of nearly £4m to the region.

Birmingham-headquartered St. Modwen recently agreed a pre-sale on one of the units with wholesaler Almond Catering Supplies.

Previous phases at Stonebridge included the construction of a new 69,197 sq ft parcel distribution centre for delivery service provider DPD (UK) and a speculative phase of starter units totalling 15,700 sq ft.

St. Modwen’s North West development manager, David Nuttall, said: “The latest speculative development we have undertaken at Stonebridge Business Park reflects our confidence in this location and our belief that there is demand in the local and regional economy for high quality accommodation.

“These latest units will complement the offer we have at Stonebridge which now has a total of 298,000 sq ft of accommodation over 50 units.”

He added: “The prominence of the location, on the A580 East Lancs Road coupled with the quality of product, makes Stonebridge Business Park an attractive proposition for occupiers in the market who are considering relocation.”

The new units are available to let or purchase. Knight Frank and GVA are joint agents for the scheme.

Liverpool Mayor Joe Anderson commented: “Stonebridge Business Park is a critical strategic site for Liverpool’s logistics economy and will deliver hundreds of much needed jobs.

“It’s great to see such quick progress is being made and I look forward to the day when companies start moving in and completing the transformation of this hugely important business park.”
