Sustainable West London logistics development appoints “sector-leading” contractors

GLi has appointed contractors Faircloth Construction to build PR1, a 56,115 sq ft logistics unit in Park Royal, West London.

PR1 is a logistics warehouse at the heart of West London’s premier industrial location with “exceptional connectivity” via the North Circular Road, A41 and M25. The scheme is now on site and the unit will become available in Q1 2023.

As with all GLi properties, PR1 offers sector-leading sustainability and energy efficiency. It will be 100 per cent electric, providing 100 per cent EV car and van charge points, maximum rooftop PV coverage and net zero in construction. Storage batteries are included.

The building has been designed with customer and employee wellbeing at the heart, with a focus on features such as break out areas, showers, sustainable landscaping, air conditioning, bicycle storage and access to natural daylight.

PR1 is part of the GLi platform, a joint venture between KSP and PATRIZIA, that through a sidecar to its TransEuropean VII value add fund has €1bn equity to invest in urban logistics.

The progress of PR1 marks the next step in GLi’s expansion as it further bolsters its Greater London offer, aiming to meet increasing market demand for last mile logistics space within the M25. Other GLi locations include Croydon and Mitcham.

David Johnson, CEO at KSP said: “We are pleased to have appointed Faircloth Construction to bring forward PR1. As a business with a strong industrial heritage, like KSP, Faircloth is a fantastic partner to be working with on our first Park Royal scheme.”

Luke Le Brun, director, PATRIZIA Asset Management, added: “At PATRIZIA our purpose is to build communities and sustainable futures. The strong ESG credentials of PR1 are in line with what our institutional clients expect from us, namely, to invest in buildings that are sustainable, meet occupiers’ needs and truly enhance the local community.”

Darren Faircloth, director, Faircloth Construction, commented: “Faircloth prides itself on quality workmanship and shares its clients’ goals and visions. We are looking forward to supporting GLi in delivering a truly sustainable development that represents the next generation logistics warehouses.”
