New development set to provide “genuinely affordable” homes in Northwest London
Property and regeneration consultancy Red Loft has been appointed by Innisfree Housing Association as Development and Project Manager for Aylesbury Street, a new housing project for the Northwest London Borough of Brent.
Jointly funded by the Mayor of London and Innisfree, Aylesbury Street is set to provide nine high-quality new homes for families in Brent, all of which will be available for London Affordable Rent.
Offering 100 per cent affordable housing, the development will comprise three one-bedroom apartments and six two-bedroom apartments. Marking a “major milestone” for the Aylesbury Street project, main works commenced on site in August 2022 and completion is expected in September 2023.
Supporting Innisfree from the outset, Red Loft’s role to date has included leading on the acquisition of the site from Transport for London, which initially formed part of TfL’s small site disposal programme, securing planning consent, financial modelling and leading the procurement process on behalf of Innisfree.
Red Loft will continue to provide project management services during the construction phase of the project led by Helix Construct Ltd.

Neil Jervis, partner at Red Loft, commented: “We are pleased to be supporting Innisfree with the delivery of their Aylesbury Street scheme, which will provide genuinely affordable homes for local residents in the Borough of Brent – a really important provision for the area.
“Red Loft’s expert team has been working hard behind the scenes on this project for months, and the start of construction on site marks a significant milestone for the development.
“We will continue to provide Project Management for Innisfree for the duration of the development, working in partnership with Helix Construct Ltd, to ensure the timely delivery of these new homes and associated landscaping.”
John Delahunty, chief executive at Innisfree, added: “Developing new homes is not just a numbers game for Innisfree. We are aiming to provide new homes for families that are of high quality and at genuinely affordable rents that will transform their lives.
“This requires having the right team for delivery, led by Red Loft, in partnership with the GLA, TfL and LB Brent. We already know that we will be incredibly proud of the scheme when we see families enjoying their new homes.”
