Office refurbishment works begin at 1 Citygate
Catella APAM (“APAM”), the specialist UK & Ireland real estate asset manager, is pleased to announce the start of refurbishment works at one of Newcastle’s primely located office buildings, with completion expected in March 2023.
Situated within one of Newcastle’s most prestigious business districts, at the top of St James Boulevard, the refurbishment at 1 Citygate will be much anticipated by the market in response to the pent-up demand for quality, sustainable offices with flexible floorplates.
On completion there will be between 2,133 to 16,265 sq ft available, providing both Cat A open plan office suites as well as fully fitted spaces ready for occupation, featuring kitchen space, break-out areas, desks and meeting rooms.
Andrew Day, senior asset manager at Catella APAM (“APAM”), said “One City Gate is in an excellent location, situated at the top of St James Boulevard and is readily accessible to transport and the city’s fantastic retail, leisure and F&B offering.
“Our significant investment in the building, to offer best in class office provision, reflects the continuing demand for good value, high quality accommodation which is complemented by a strong amenity offering and ESG strategy.”
Michael Downey, director at Parker Knights commented, “Across the city we’re seeing improved demand for better quality office space, especially amenity-rich schemes with a focus on ESG.
“We believe that 1 Citygate sets a new standard for refurbished offices in the North East, proving that you don’t need to build from the ground up to offer high quality office space, not to mention the benefits to the environment of not undergoing a full demolition and construction programme.
“With a current lack of supply of Grade A space throughout the city it’s no surprise we’ve already received a strong amount of interest in 1 Citygate, with particular interest in fully furnished options. If you’re interested in finding out more about the development that truly does place occupiers at the heart of design then please get in touch with myself or our joint agents, Knight Frank.”
Citygate will benefit from fully fitted ‘Plug and Play’ options along with extra amenities, including business lounge, showers, electric vehicle charging, secure cycle storage and state of the art reception with statement building entrance.
You can get in touch with Michael at Parker Knights or Patrick Matheson and Nathan Douglas at joint agents Knight Frank for further information.
