New “landmark” development on former Enfield hotel site opens doors to buyers
Home-hunters can now visit a new housing development on the site of a landmark former hotel in Enfield.
Bellway North London has opened the doors to a sales office at Old Royal Chace, on the site of the former Royal Chace Hotel. The developer is building a collection of 64 one and two-bedroom apartments and two and three-bedroom houses at the site off The Ridgeway, at the northern-western edge of the town.
Greg Allsop, sales director at Bellway North London, commented: “It was great to see so many prospective purchasers come down to the site during our launch event and chat to the sales team about the new homes being built here.
“The Royal Chace Hotel was a well-known and much-loved landmark in Enfield and there has been a great deal of excitement in the area ever since we announced our plans for the development. We had so many enquiries that we saw more than 1,000 people register their interest before we put any properties onto the market.
“The demand was significant and met swiftly through the launch of an on-site sales presence, giving buyers the chance to visit the site in person and to better understand where plots will be situated within the development.”
Detailed plans for the redevelopment of the former hotel site were approved by Enfield Council in May 2022. As well as the new homes, the development will see the creation of a 92-bedroom care home delivered by Signature Senior Lifestyle.
The development will feature public open spaces and all the apartments will have their own balcony and will share communal gardens. As part of the planning agreement for the development, Bellway is providing funding of more than £750k towards local services.
Contributions include £160k for education, £100k for healthcare, £72.5k for employment, £80k for parks and play space, £86.5k for care homes, £148,399 to the Enfield Council Carbon Offset Fund and £52k to help provide sustainable transport initiatives such as segregated cycle lanes.
In addition to this, Bellway will also be making a £1.18m payment through the Community Infrastructure Levy (CIL) to help fund improvements to facilities in the area.
Greg added: “We believe that the mix of apartments and houses that we are offering will appeal to a wide range of purchasers, including first-time buyers, families and downsizers. The location offers a semi-rural setting with some plots offering stunning far-reaching views over Enfield chase towards London.”
