£40m “luxury” Mayfair residential development begins construction

Construction has begun on delivering a £40m GDV residential luxury development situated on a private gated road in the heart of Mayfair. It signals the start of an “exciting” joint venture between 1.61 London, Urbanwise, and Valpre Capital.

The site was acquired in March 2022 with planning consent granted in late October of the same year. JJ Rhatigan has been appointed to build the scheme, with works expected to be completed by Q3 2024.

Named Three Kings Mayfair, the site is part of a secure gated road and hidden from outside view. Comprising a new building with eight one-to-three bedroom apartments including two penthouses, the homes offer the “ultimate privacy and luxury” design whilst promising an “unparalleled” living experience in one of London’s “most prestigious” addresses.

The apartments are fully integrated with home automation and feature Herringbone-style timber floors and Arabescato marble borders and contemporary led lit ceilings, accentuated by neoclassical cornicing.

Kitchens present a modern take on a traditional panelled design and combine grained Arabescato marble with modern, white stone worktops and metal framed glass wall cupboards, with appliances from “luxury” brand Gaggenau. Villeroy & Boch sanitaryware and Italian designer Gessi tapware feature in the bathrooms.

Three Kings Mayfair will also be complemented with high spec security systems, secure cycle storage, underground parking and eco-friendly credentials such as electric vehicle chargers.
