Bellway snaps up Danescroft’s £35m development site in Virgina Water

Acting on behalf of property developer Danescroft, the Residential Development Land team of global property consultancy Knight Frank has successfully sold a £35 million GDV development site to major housebuilder Bellway Homes.

Located on Trumps Green Road in Virginia Water, the 4.5-acre site boarders the Wentworth Estate and will offer a balanced provision of new residential homes. It was acquired by Bellway for £13m.

Formerly unutilised as agricultural land, the site occupies an exceptional position between Trumps Green Road and Knowle Hill, less than a mile from the highly sought-after Virginia Water town centre.

Benefitting from outline planning consent obtained locally by Danescroft, the proposed scheme envisions 67 new homes (including a 35 per cent provision for affordable housing) complimented by several public open spaces.

This idyllic location will provide future residents with access to the stunning natural beauty of iconic landmarks such as The Wentworth Estate and The Crown Estate’s Windsor Great Park, as well as nearby amenities including Virginia Water Lake and the prestigious Wentworth Golf Club.

The regional towns of Bracknell, Maidenhead, and Reading are located nearby, while Virginia Water train station, which is a four-minute drive away, offers direct services into London Waterloo in just 47 minutes, making it a desirable location for commuters.

Tim Traynor, a partner in the residential development land team at Knight Frank said: “This sale marks a significant disposal for our client Danescroft and represents a fantastic opportunity for Bellway Homes. We are excited to witness the transformation of this land into a thriving community of new residential homes in a well-established location.

“We remain committed to delivering exceptional value and opportunities to our clients, shaping the future of residential development in the region.”

Matt Hoad, land director of Bellway Homes South London Division commented: “This is an exceptional land acquisition for the Bellway South London Division. The site is located in a sought-after, affluent location within Virginia Water and opportunities of this nature rarely come available.

“This development provides Bellway with an opportunity to create a landscape-led high quality housing scheme. There will be a strong focus on design, materials and providing a high specification for the completed units. We are excited to deliver this scheme through planning and watch it come out of the ground.”

James Trelfa, managing director of Danescroft noted: “Danescroft are delighted to have worked with Knight Frank to dispose of our interest at Trumps Green Road. The site is in a highly desirable location, and we wish Bellway the best in its delivery. We are actively seeking similar opportunities.”
