Developer HBD submits £27 million hub blueprint

A developer has submitted plans for the next chapter of a £27 million industrial scheme.

HBD is pushing ahead with the second phase of ARK at Markham Vale.

The blueprint includes a 53,000sq ft unit at the site, which sits off the M1 near Chesterfield.

If approved, construction could start later this year.

It would build on work already underway – led by Henry Boot Construction – to create four smaller units at the site.

The 200-acre Markham Vale industrial scheme is overseen by HBD alongside Derbyshire County Council, and has attracted companies including Bilstein Group, Great Bear and Smurfit Westrock.

ARK is being delivered by Origin, a joint venture between HBD and Feldberg Capital.

Vivienne Clements, executive director at Sheffield-headquartered HBD, which operates as part of Henry Boot, said: “With established demand, it’s very positive to bring forward a further unit at ARK.”

Jamie Acheson, Feldberg Capital managing director, added: “This represents a significant milestone in our partnership with HBD.

“This unit will complete our vision for a best-in-class industrial development at Markham Vale, addressing the demand we're seeing in this prime location.”

ARK is one of three Origin developments to start on site in 2025, with work progressing on the £100 million Walsall-based SPARK scheme and the £28 million INTER project in Welwyn Garden City.
