Science park commits to £6 million refurbishment

A Midlands-based science park is investing in new facilities to attract life science companies.

The University of Warwick Science Park has unveiled plans for a £6 million refurbishment of its long-established Vanguard Centre, transforming it into a modern lab and office complex aimed at firms working at the forefront of research and development. 

The redevelopment will deliver around 13,600sq ft of dedicated laboratory space, 8000sq ft of offices and upgraded meeting and collaboration areas.

Sustainability features heavily in the project, with electric-only mechanical and electrical systems, on-site EV charging and construction methods designed to achieve high EPC and BREEAM ratings. 

Contractors DENTON have been appointed to deliver the scheme, which is scheduled to open in autumn 2026.

The Science Park expects strong interest from life science companies attracted by the location, facilities and competitive pricing, supported by property consultants Carter Jonas.

“Availability of lab space within the region is a challenge for many businesses needing to find suitable premises and is at a significant premium due to lack of supply in areas of high demand.

“The Vanguard Centre will relieve some of this pressure.

“We’re confident the Vanguard Centre would make the perfect base for companies in need of modern research and development space with competitive pricing and attention to detail being given at every stage of this project.”
