Plans approved for 192-home Sheffield scheme
A residential development in Sheffield is set to transform a former brownfield site into a new community-focused neighbourhood after securing planning approval.
Developer Capital&Centric will deliver Fitzwilliam, a 192-home rental scheme in the city’s Mesters’ Village, located opposite its Eyewitness Works development.
The project will feature shared work and social spaces, a landscaped courtyard and a rooftop terrace, with designs inspired by Sheffield’s industrial heritage.
It will also connect with the existing Eyewitness community, allowing residents to access shared facilities.
Plans also include new planting, seating and pedestrian routes to improve connections between the neighbourhood and the surrounding area.
John Moffat, joint managing director at Capital&Centric, said: “This is a huge moment for Sheffield and for Mesters’ Village.
“We’ve already created something special at Eyewitness, and Fitzwilliam is going to add a whole new layer to that energy.
“We’re talking proper community spaces, a lush courtyard to kick back in, a rooftop with views across the city and homes that feel like home.
“Mesters’ Village is all about celebrating the makers and creators who shaped Sheffield and making space for the next generation to do the same.
“And we don’t plan to stop here, our vision could see up to 2500 homes over the next decade alongside places to work, hang out and for families.”
Fitzwilliam forms part of a wider 15-acre masterplan that aims to deliver around 2500 homes alongside workspaces, cafés and community facilities over the next decade.
The homes will be operated by Ollo, the developer’s rental brand, offering fully furnished, pet-friendly apartments with a focus on community living.
Construction is expected to begin in early 2027, with completion targeted for spring 2029.
