Sheffield launches landmark regeneration site
A “truly unique and exciting development opportunity” aimed at reshaping a key gateway into Sheffield city centre has been brought to market.
Sheffield City Council and Homes England unveiled the Moorfoot Catalyst Site at UKREiiF 2026 last week, opening preliminary discussions with developers, investors and delivery partners ahead of a formal tender process later this year.
The residential-led regeneration opportunity spans more than five hectares to the south of The Moor and forms part of wider plans to bring more people into Sheffield city centre while improving links from London Road and Ecclesall Road.
The first phase will focus on the former Wickes site and the landmark Moorfoot Building, with proposals for around 725 homes, commercial space, food and drink venues, retail units, a mobility hub and new public realm.
Around 320 homes are expected to be created within the refurbished Moorfoot Building itself, while at least ten per cent of the overall housing provision will be affordable.
Sustainability is central to the proposals, with plans to retain and repurpose the existing Moorfoot structure, preserving an estimated 14,400 tonnes of embodied carbon.
The market engagement process is intended to help shape the project’s funding model, delivery strategy and procurement approach before formal development opportunities are launched later in 2026.

“The Moorfoot Building itself is a distinctive piece of architecture that always sparks conversation, and its transformation will form one of the largest commercial retrofit projects in the UK.
“It will be a true case study for the sector.
“We’re looking forward to working with ambitious partners who share our vision to unlock the full potential of this important site.”
