Brookleigh growth plans gather pace
A West Sussex residential development has taken a significant step forward with plans for hundreds of new homes, community facilities and green spaces.
Homes England has signed building leases with The Hill Group and Bellway to deliver the latest phases of Brookleigh; the growing community being developed in Burgess Hill.
The largest phase, known as Phase 1c and being delivered by The Hill Group, will provide 270 homes alongside a 60-bed extra care facility and affordable accommodation for older residents.
Included within the plans are a new neighbourhood centre featuring shops and retail space, a community centre, public event space, cycleways, footpaths and green corridors.
A new section of the Green Circle walking and cycling route will also be created, alongside Eastern Park, which will feature a multi-use games area.
Andy Hill OBE, founder and chief executive of The Hill Group, said: “We’re excited to be involved in bringing forward the next phase at Brookleigh and to play our part in shaping the future of this growing community.
“This phase represents much more than new homes.
“It is about creating a place where people of all ages can flourish, with high-quality housing, community facilities, green spaces and opportunities for people to feel connected.

Meanwhile, Bellway will deliver Mansion Gardens on the former Woodfield House site, providing 30 homes, 30 per cent of which will be affordable housing.
The development adds to Bellway’s existing presence at Brookleigh, where 247 homes are already under construction at Fallow Wood View.
Thomas Beer, regional director for Bellway Southern Counties, added: “Bellway has been welcoming residents to private and affordable homes within Brookleigh since early 2025.
“In that time, we have witnessed the new community forming, created employment opportunities and delivered wildlife enhancements.
“The agreement for Woodfield House demonstrates Bellway’s ongoing commitment to Brookleigh, where we will continue to build low-carbon homes using sustainable modern methods of construction.”
Brookleigh is being delivered by Homes England, the Government’s housing and regeneration agency, in partnership with the local authority and development partners.
Once complete, the wider scheme will include schools, local services and extensive green space, alongside a network of walking and cycling routes designed to connect neighbourhoods with Burgess Hill town centre and surrounding areas.
Officials say the latest agreements mark “a major milestone” in the delivery of the long-term masterplan, helping bring forward new homes and community infrastructure to support the area’s continued growth.
Neil Miller, head of development – South at Homes England, added: “Signing the building leases for the two latest phases of the Brookleigh masterplan is a major milestone for the team, and we’re looking forward to both The Hill Group and Bellway starting on site in due course.
“These phases are diverse and significant in their scope, representing a key part of our long-term commitment to delivering a place where people can truly thrive – bringing forward new homes, amenities and public spaces designed to meet local need and create a lasting community.”
It is anticipated that Hill and Bellway will begin on site in 2026.
