Plans unveiled for 593-home ‘landmark’ scheme

A Manchester property developer has unveiled plans for nearly 600 new homes on a long-vacant brownfield site as regeneration continues in one of the city’s fastest-changing districts.

Allied London Development Management, acting on behalf of Chatha Capital, has launched proposals for One Castlefield, a residential scheme on Ellesmere Street in Manchester.

The development would deliver around 593 homes across two buildings of approximately eight and 46 storeys, transforming the final undeveloped parcel within the wider St George’s regeneration masterplan.

The site, located between Trentham Street, Ellesmere Street and the Cornbrook Metrolink and railway line, previously secured planning permission for a 419-home development in 2017. 

While demolition work was carried out, the scheme was never delivered.

Designed by architecture practice Denton Corker Marshall, the revised plans have been developed to reflect the area’s industrial heritage while responding to Manchester’s evolving residential landscape.

The proposals include a mix of one, two, three and four-bedroom apartments, aimed at meeting growing housing demand and providing greater choice for residents.

Alongside the homes, the development would feature a range of resident amenities, landscaped courtyards, play areas and pedestrian routes.

Extensive tree planting, biodiverse landscaping and sustainable drainage measures also form part of the plans, with a focus on improving the site's environmental value and creating attractive public spaces.

Gary Mather, development director at Allied London, said: “One Castlefield represents an opportunity to bring a long-vacant brownfield site back into productive use and complete the final undeveloped parcel within the wider St George's regeneration masterplan. 

“The proposals directly respond to the sustained demand for housing in Manchester by providing almost 600 high-quality new homes in a highly sustainable location, alongside new public realm and landscaping that will help create a more attractive and welcoming environment for residents and visitors alike.

“We’ve worked closely with Denton Corker Marshall to develop a scheme that responds positively to its surroundings and reflects the continued evolution of this part of Manchester. 

“As we begin the consultation process, we're keen to hear the views of local residents, businesses and stakeholders, and we encourage anyone with an interest in the proposals to take part and share their feedback.”

A public consultation has now launched, giving local residents, businesses and stakeholders the opportunity to review the proposals and provide feedback before a planning application is submitted.
