North Gate Park welcomes first residents

A former hospital site in South Tottenham is being transformed into a new neighbourhood, with the first affordable homes now complete as part of a major regeneration scheme led by Peabody.

Appointed by the mayor of London in 2023, Peabody, one of the UK’s largest not-for-profit housing associations, is overseeing the redevelopment of part of the former St Ann’s Hospital site, which is expected to be completed by 2032.

Peabody, The Hill Group, Haringey Council, the Greater London Authority and project partners marked the latest milestone at an event celebrating the completion of the first phase at North Gate Park.

The opening phase includes 240 new homes, with 94 affordable properties helping more local people access housing in the borough.

Once complete, the wider development will provide 995 homes, with 60 per cent designated as affordable and around 150 properties owned by Haringey Council.

Angela Wood, deputy executive director, investment at Peabody, said: “Finding an affordable home in London isn’t easy, so it’s great to see that the first residents will soon be moving into North Gate Park. 

“This has only been possible because everyone has worked together towards the same goal. 

“As well as delivering much-needed homes, we are building a new community where people can enjoy green spaces and feel part of the neighbourhood from day one.”

Tom Copley, the deputy mayor of London for housing and residential development, added: “I am delighted that City Hall funding has been able to support the delivery of much-needed new affordable homes at North Gate Park. 

“The site was originally purchased using the Mayor’s Land Fund, and it’s great that new residents will soon be able to move in and start enjoying the new development, including the garden, children’s play area and workspaces.

“North Gate Park will provide more local people with a place to live in Haringey and the mayor and I are proud to help deliver homes for this community as we work to build a fairer, more prosperous London for everyone.”

Designed around the historic Peace Garden, the new neighbourhood features expanded green space, new planting, improved biodiversity and a nature-inspired play area for children. 

The scheme will also preserve the site’s heritage, with seven former hospital buildings, including the landmark water tower, being restored and repurposed as workspaces and commercial facilities.

Councillor Tammy Hymas, Haringey Council’s co-deputy leader and cabinet member for housing, added: “This is a significant moment for local people who need high-quality, genuinely affordable homes. 

“As this exciting new neighbourhood takes shape, it will deliver 150 much-needed new council homes at council rents, that will support a thriving community.

“This new administration is committed to delivering genuinely affordable housing, and seeing these new energy efficient homes and the wider transformation of the site first hand has been inspiring.”
