Land sale paves way for 140-home scheme
A new housing development in North Yorkshire has moved a step closer after a development site changed hands.
Hallam Land, part of Henry Boot, has completed the sale of a site in Thorpe Willoughby to Vistry Group, paving the way for the delivery of 140 new homes.
The scheme has outline planning permission and will include 28 affordable homes, helping to meet local housing demand while delivering new public open space and community infrastructure.
Plans include around 2.1 hectares of green space, children’s play facilities, walking routes, sustainable drainage features and improvements to local transport links, including new bus stops and pedestrian connections.
Officials say the development will also generate more than £1.17 million in Section 106 contributions to support local education, healthcare, public transport, public rights of way and sustainable travel initiatives.
Iain MacSween, managing director at Hallam Land, said: “Alongside providing homes for future generations, the development will deliver significant investment in local services and infrastructure, helping to ensure both new and existing residents can benefit from sustainable growth.
“The sale demonstrates the continued demand for well-planned, sustainable development opportunities that can be brought forward quickly to help address housing need.
“By securing planning permission and creating a scheme that delivers benefits for both future residents and the wider community, we have helped create an opportunity that can now move forward into delivery.”
Hallam Land began promoting the site in 2023 after entering into agreements with two local landowners.
Planning permission was secured in December 2025, with the sale to Vistry marking the latest milestone in bringing the development forward.
