Joint venture to deliver 184-home Cardiff scheme

Work is set to begin on the latest phase of Cardiff’s Plasdŵr development after a joint venture completed a land deal for a £55 million housing scheme.

Housebuilder Edenstone and housing provider Codi will deliver Porth yr Awen, a 184-home development on Parcel 2C of the 900-acre neighbourhood, which is planned to provide around 7000 homes.

Infrastructure works are due to begin imminently, with the first homes expected to be released for sale in early 2027.

The first residents are anticipated to move into the development later that year.

Porth yr Awen will comprise 127 homes for open market sale alongside 57 affordable properties, offering a mix of one, two, three and four-bedroom houses and apartments.

Designed as a contemporary neighbourhood, the scheme will feature tree-lined streets, landscaped green spaces and pedestrian-friendly routes linking homes with open areas.

All properties are being designed to achieve an Energy Performance Certificate rating of A, while the affordable homes will include intermediate rental and low-cost homeownership options.

Chris Edge, operations director of Magor-headquartered Edenstone, said: “The initial phase of works will see the construction of a spine road into Porth yr Awen, creating access for the infrastructure works that will prepare this development and phases beyond for new homes. 

“Once this access route is created, work will commence on the homes along the tree lined avenue.”

Simon Lewis, development manager at Codi, which was formed through the 2024 merger of Linc Cymru and Pobl Group and now manages almost 25,000 homes across Wales, added: “It’s exciting to reach this stage of the project, with work soon due to begin at Porth yr Awen. 

“Every new development like this helps us provide more affordable homes for people who need them, while creating places where communities can grow and thrive.

“Working alongside Edenstone, we’re looking forward to bringing Porth yr Awen to life and creating a well-designed, mixed-tenure neighbourhood that people will be proud to call home.”

The development forms part of Plasdŵr, Cardiff’s £2 billion garden city, identified in the city’s local development plan as a key location for future growth.
