128-home Ouseburn site hits market

A Newcastle development site with consent for 128 apartments has been brought to market in one of the city’s fastest-evolving neighbourhoods.

The 0.63-acre freehold site on Crawhall Road sits at the head of the Ouseburn Valley, around half a mile east of Newcastle city centre and immediately above the Quayside.

It benefits from implemented planning consent for a 128-apartment residential scheme and is being marketed by property consultancy ATRE through informal tender.

The site is also around a quarter of a mile from Manors Metro station and one mile from Newcastle Central Station.

Ouseburn has evolved from its industrial roots into a prominent creative and cultural quarter, with former warehouses now occupied by studios, music venues, independent restaurants, bars and creative businesses.

The area has also developed a growing residential market, particularly among younger professionals and graduates.

ATRE expects the site to attract interest from residential developers and Build to Rent investors, as well as co-living operators, student accommodation providers and alternative-use investors.

They add that Newcastle's strong private rental market, coupled with limited institutional Build to Rent provision, could further strengthen interest in the site.

“While the existing consent provides an immediate route to a 128-apartment residential development, pre-application discussions have already been undertaken for a 200-unit co-living scheme, and the site could potentially accommodate other uses, including student accommodation, subject to planning.”
