Business park reaches construction milestone
A new Warwickshire business park expected to support up to 85 jobs is taking shape as construction progresses on its first commercial units.
Warwickshire Property & Development Group (WPDG) is developing Greville Business Park between Warwick and Leamington Spa, providing space aimed at small and medium-sized businesses.
Groundworks have been completed and steelwork is now being erected for 11 units providing a combined 28,000sq ft of commercial space.
Ranging from 1000sq ft to 5000sq ft, the properties are designed for established businesses, growing companies and start-ups.
A further 15,000sq ft commercial unit is being developed for a named occupier.
Birmingham-based E Manton Limited is delivering the scheme, which is expected to be completed this winter after receiving unanimous planning approval from Warwick District Council.
The development is targeting EPC A and BREEAM Very Good standards, with features including solar panels, three-phase electricity and level-access loading doors.
Rob Andrews, head of development at WPDG, said: “It’s a great milestone to see contractors on site and steelwork going up at Greville Business Park.
“This scheme will help address the real shortage of high-quality small business space in this part of Warwickshire and we're looking forward to seeing these units taken up by ambitious SMEs once construction is finished.
“Greville Business Park also builds on the strong track record we’ve established in Warwickshire, and it forms part of our wider ambition to deliver much-needed commercial space for SMEs right across the county.”
Ian Clorley, director at E Manton Ltd, added: “It is fantastic to see the excellent start to the project our site team has made, and to see the development taking shape on site.
“E Manton are excited to be working alongside WPDG on the delivery of these much-needed new units.
“Projects like this are important not only in providing high-quality facilities for growing businesses, but also in creating employment opportunities and supporting the wider local economy.
“It gives us a real sense of pride to be involved in a development that will have a lasting positive impact on the local area, and we look forward to seeing the project progress over the coming months.”
Greville Business Park is WPDG’s second commercial development following Sucham Park in Southam, which was fully let within 12 months of completion.
It also represents the first phase of a wider development planned at Fusiliers Way.
A second phase is expected to create a local centre featuring a convenience store, children’s day nursery and coffee shop, providing additional amenities for the growing area and its business community.
WPDG was established by Warwickshire County Council in 2021 to develop its property and land assets.
Councillor James Crocker, deputy leader and portfolio holder for finance and property at Warwickshire County Council, added: “With the construction work underway we are taking a positive step forward in delivering a scheme that will help businesses stay, grow and thrive in the county.
“Greville Business Park will be a high-quality development, providing local companies with room to expand while creating new employment opportunities for residents.
“Projects such as this demonstrate our commitment to supporting economic growth, investing in our communities and ensuring Warwickshire remains an attractive place for businesses to locate and succeed.”
Avison Young is marketing the units for freehold sale.
Sam Forster, surveyor at Avison Young, added: “We’re seeing strong demand for high-quality, well-connected commercial units in the region, so it’s fantastic to see construction at Greville Business Park progressing, bringing much-needed employment floorspace to the market.
“With strong transport links, access to the motorway network via the M40 and A46, and sitting only two kilometres from both Warwick and Leamington town centres, the scheme occupies a strategic location for both growing and established local businesses.”
